COVID-19 VIRUS - UPDATE:

Bradshaw Home Inspections will be operational during this Covid-19 virus crisis. We understand that clients need this important service to complete their real estate purchase and we will do our best to help our clients.  During the inspection we recommends the home owner not be home to help avoid close contact with the inspector. It is also recommended that if the client or buyer wishes to attend the inspection that they come at the end of the inspection for a brief summary. 
The inspectors hands will be cleaned upon entry to the home and any surface that is touched will be wiped down with a disinfectant wipe. All clothes and equipment will be cleaned and wiped down before and after every inspection. Thank you for your cooperation and understanding regarding this matter.

My name is Mike Bradshaw and I'm the owner of 
Bradshaw Home Inspections. (CPBC License #59564)
In recent years, reality TV and news coverage have cast a dim light on Home Inspections and Home Inspectors. That has inspired me to provide a thorough and detailed service for my clients. Buying a home is the biggest purchase most people do in their lives and a is a big part of that process. I want the client to feel completely comfortable and knowledgeable about their new home before they sign on the dotted line.

I started my Home Inspection journey a few years ago when a home inspector came to my house to do an inspection. I found it very interesting. I was so intrigued I asked if I could tag along on his next home inspection. The experience was exciting and rewarding. I have always taken great pleasure in helping people and doing home inspections helps me fulfill that. With my 25 years in the plumbing and heating industry I found it to be a smooth transition. 
My training was done using the Carson Dunlop Program, many hours of field training with local and exams and report writing through HIABC (Home Inspectors Association BC). www.hiabc.ca

Update: It's now 2018 and I have been doing home inspections for 6 years. I have completed over 1600 inspections. I have learned a great deal during the last 6 years and will continue to do so everyday. Every house is different. No inspection is the same. I continue to pride myself on being very thorough during inspections and to provide a professional friendly service. I really really enjoy helping clients. Thank you to all my clients who have passed my name onto friends and family. Thank you to local realtors, mortgage brokers and trades people who have helped me along the way as well. 

People ask me all the time:
Do I need a home inspection for a new home? YES! I have done many brand new homes and some have been shocking to say the least. There is a big construction boom right now and the builders are in a hurry to get the house built, there's not enough qualified trades people in the area. Workmanship is suffering. I strongly recommend getting a home inspection for new homes

Do I need an inspection for a condo? Yes. Most units have been rented in the past and tenants can be abusive and do no maintenance. Some owners try to fix things to save money. Some times there are issues with the building. For the price of a condo inspection you are crazy not to have an inspection.

What things do I see a lot of?
Mold in attics is the most common.
Loose toilets. It is crazy how many loose toilets I find.
Old water heaters. 
Dangerous electrical wiring
Missing or minimal insulation in attics
Moisture in shower walls
Gas leaks in and around the home

A home inspection generally includes the following areas of the home:
Lot Grading & Drainage, Garage & Carport, Exterior walls, Windows, Entry doors, Porches, Decks, Roofing, Gutters, Chimney, Skylights, Attic, Roof Ventilation, Attic insulation, Interior walls, Ceilings, floors, Kitchen, Bathrooms
Laundry, Basement, Crawl Space, Foundation where visible, Fireplaces, Electrical and Plumbing.
