As a home inspector I have come to realize that some home owners are not aware that regular maintenance is necessary to avoid big expensive headaches in the future. Here is my Top 5 list of maintenance items that home owners have not been doing in the homes I have inspected (See some example pictures below):
As a home inspector I have come to realize that some home owners are not aware that regular maintenance is necessary to avoid big expensive headaches in the future. Here is my Top 5 list of maintenance items that home owners have not been doing in the homes I have inspected (See some example pictures below):
- Gutters - Gutters should be cleaned a couple of times per year (usually in the spring and late fall). Having your gutters overflowing causes large amounts of water to collect or pool against the foundation of the home. Problems that can occur from this are; water damage, erosion, settlement cracks in the foundation and possible damage to the exterior siding,
- Downspout Discharge - Many homes I have come across have their downspouts discharging on the ground at the base of the downspout. This allows water to flow and pool against the side of the foundation wall or exterior siding. This can cause water damage inside the home, erosion, cracks in the foundations and rot in the wood structure. It is recommended to have the bottom of the downspouts turn and extend away from the home (approx 4' to 6'). This will help keep the water away. It is also recommended that the grading in the area of the downspout slopes away from the home as well. This will ensure the water stays away from the foundation.
- Furnace Filters - Many furnace filters are not changed on a regular basis. Having a clean furnace filter allows for cleaner air in the house, provides easier work for the furnace fan and helps keeps the duct clean . Recommend changing filters 2 to 3 times per year (if you have pets maybe more often)
- Trees & Shrubs - Trees and shrubs grow fast and if they are planted too close to the home they can cause damage to the exterior siding and the roof. Roots from the trees can cause damage to underground piping and foundations as well. Recommend removing all trees that are within 12' of the house to help avoid future problems.
- Soil or Grade Against the Siding of the House - Very often I see soil or finished grading against the siding of the house. Check to make sure it is the concrete foundation and not the siding of the house. Prolonged moisture against any exterior siding will eventually let the moisture through and into the wall structure. Tapping on the outside of the wall will help you determine if it is concrete or wood. Wood and water do not get along. Finished grading should be a minimum of 4" to 6" below the exterior siding.
